    Gross rental yields in Dubai run roughly 5.5% to 7% citywide in 2026, with apartments averaging near 5.8%. Rather than quote a yield we cannot verify per building, we publish the rent each area's median asking price has to achieve to clear those thresholds, so you can test a real listing against it in seconds.

    Sorted from lowest to highest median asking price. If the market rent for a comparable unit beats the 6% column, the area is clearing the middle of the Dubai yield band at today’s asking prices.

    How this is calculated

    Gross yield = annual rent divided by purchase price. The rent columns invert that: median asking price multiplied by 6% and by 7%, rounded to the nearest thousand dirhams.

    These are gross figures. Net yield in Dubai typically lands 1 to 1.5 percentage points lower once service charges, management fees and vacancy are deducted, and service charges vary widely between towers, which is why a single per-area net yield number is misleading.

    Median asking prices come from live Dubai inventory and refresh daily. Areas with fewer than 15 live units are excluded.
