Aumra Nova is a data-led Dubai real estate advisory platform operated by ONKAR REAL ESTATE L.L.C., a RERA-licensed brokerage in Dubai, United Arab Emirates. It sources off-plan, ready, resale and off-market property across the UAE, underwrites each unit against transaction history, community price per square foot and developer delivery record, and publishes the resulting scores, discounts and market datasets openly. The operating idea is simple: we do not show you everything, we show you what survives underwriting.
We evaluate the market before presenting property. A unit reaches a client only after it has been normalised, deduplicated, priced against community comparables and checked against the developer's delivery record. Units that fail those checks are not shown, even when they are available to sell.
Properties are matched to a stated objective — yield, capital growth, end use, visa threshold, exit horizon — rather than pushed because they happen to be in inventory. Where the honest answer is that nothing in the market fits the objective at that budget, we say so.
Every recommendation carries the reasoning: the price against comparables, the sample size behind that comparison, the payment-plan terms, the developer read, and the confidence level of the benchmark. Our full methodology is public, including the exact weights and the exclusion rules that suppress thin data.
Dubai has tens of thousands of live units. Browsing them is not a strategy. We rank first and present a shortlist, with the ranking logic exposed rather than hidden behind a proprietary badge.
Models do the normalisation, scoring and retrieval. A RERA-licensed advisor interprets the output, handles negotiation and executes. The analysis narrows the field; a person is accountable for the recommendation.
