Aumra Nova ranks Dubai projects with a deterministic score out of 100 built from five weighted signals: liquidity and sample size (25%), price stability (25%), Dubai 2040 growth-corridor proximity (20%), developer reputation (15%) and handover horizon (15%). The score is recomputed from Dubai Land Department transactions and live listing inventory, and no project is scored on fewer than three comparable records.
The weighted composite maps to a tier: Prime at 80 and above, Strong at 65 to 79, Fair at 50 to 64, and below 50 no tier is shown. Comparable benchmarks are labelled high confidence at 20 or more records, medium at 8 to 19, and low at 3 to 7. Below three records we publish no score at all.
The score is not a price forecast, a guarantee of return, or a rental projection. It measures how well-evidenced and how liquid a position is, not how much it will appreciate. We publish no capital-appreciation forecasts because we cannot verify them.
Discount versus original price = (the price the current owner originally paid − the current asking price) ÷ the original price. Units asking at or above the original price stay in the population with a zero or negative discount, so the median is never inflated by dropping them. Duplicate postings of the same physical unit — matched on project, bedrooms, saleable area and price — are collapsed to one record before any aggregate is computed.
