What sellers and developers are actually asking per square foot across Dubai right now. We publish the median plus the 25th and 75th percentile so you can see the spread inside an area, not just a single headline number.

How this is calculated
Price per square foot = asking price divided by internal saleable area, computed per unit and then aggregated, so large units do not dominate the average the way a simple mean would.
Only live, active inventory is included. Units with an implied rate below AED 200 or above AED 20,000 per sqft are treated as data errors and excluded, and areas with fewer than 15 live units are excluded so the percentiles stay stable.
