Phase 1 (the original Jumeirah Golf Estates villa communities) has been largely absorbed and now trades almost exclusively on the secondary market. Cedarwood is a fresh, primary-market opportunity inside the same address: 74 low-density golf villas threaded along the southern fairways, designed for buyers who measure a home in privacy, light and proportion rather than square footage alone. It is built on the year-to-date data for the wider community in which it sits. Between 1 January and 24 April 2026, Jumeirah Golf Estates registered 309 residential sales transactions worth AED 3.9 billion . Over the same window in 2025, the community recorded 154 transactions worth AED 1.7 billion. Volume has effectively doubled year-on-year; total value is up by roughly 129 per cent. The average transaction value moved from AED 10.9 million in 2025 to AED 12.8 million in 2026, a 17 per cent increase reflecting a buyer mix that has tilted further toward larger, golf-front product. The single most striking feature of the data is the share of activity coming from Phase 2, the Wasl-developed Next Chapter masterplan launched in May 2025. Of the 309 residential sales recorded year-to-date, 190 sat inside two Wasl Next Chapter clusters alone , Ashwood Estates (135 sales · AED 2.2 bn · ~AED 2,200/sqft) and Pinewood Village (55 sales · AED 384 m · ~AED 1,800/sqft).
